Market position
Priced higher than 94% of 1,120 comparable rentals in Al Aridh, and 89% of 11,319 across Riyadh.
Registered rents (REGA)
3,153 apartment leases registered in Al Aridh in Q1 2026 averaged SAR 42,650 a year (SAR 358/m²).
Registered rents include renewals as well as new leases, so they usually sit below what's asked today. A check shows both, labelled, and never blends them.

What a check includes
Comparables
Similar active listings nearby, with distance, size, price and how long each has been listed.
Market position
Where the price you're given sits in its neighborhood and city: percentile, median and spread, with the sample size.
Price band
The 25th percentile, median and 75th percentile of nearby asks, and whether the median is stable enough to lean on.
Registered evidence
REGA registered rents and Ministry of Justice deals for the neighborhood, where they exist, from Saudi open data.
Evidence you can defend
One listing per property
67,290 duplicate ads merged, so an apartment advertised on three sites is one comparable, not three.
Every live listing
244,034 live listings from 20+ sources, refreshed twice a day.
Outliers left out
Asking prices far outside their neighborhood's range are filtered before any figure is computed, and every figure states its sample size.
History since March 2026
Listing and price history kept since March 2026 backs trends and days on market.
Where it fits
Gather the market evidence for a report
Send the property and get its comparables, band and registered rents back, instead of searching portals by hand.
Check a requested rent before you approve it
If a rent sits well above its nearby band, you know to ask why before the money moves.
Get a second opinion on collateral
See where asking prices around a property sit, and how much evidence there is, before you rely on a figure.

Security at DarakQuestions
- Is a check an appraisal?
- No. It's market evidence: asking prices from live listings and registered contracts, each with the sample behind it. The valuation, and the judgement in it, stay yours.
- Does my property need to be listed?
- No. For the pilot, send its city, neighborhood or coordinates, type, bedrooms and area, and we run the check. The self-serve API's analytics start from a Darak listing today.
- Asking prices or registered deals?
- Both, kept apart. Asking prices show today's market. Registered rents and deals show what was agreed, published each quarter. Every figure says which it is.
- What if there aren't enough comparables?
- The band isn't published when too few distinct units were seen nearby, and the check says so rather than stretching the evidence.
- Which cities are covered?
- 14 cities, deepest in Riyadh, Jeddah and the Eastern Province.
